Al Maryah Tower is a 24-storey office building located in the reputed Al Maryah Island, Abu Dhabi, within ADGM. This iconic commercial property, which stands 120 metres tall, was developed for Al Hilal Bank. The Tower combines a bold yet contemporary style that shifts in massing as it rises.

Completed in 2015, Al Maryah Tower has quickly become one of the most sought-after addresses for businesses and professionals. Designed by Goettsch Partners (GP), it represents a striking symbol of modernity and innovation at the heart of Abu Dhabi's business district.

The architects were offered the task of designing a commercial building for a large and progressive financial institution, and to attract leading national and global companies with Grade A office space of an international quality.

The developers of the tower faced challenges in creating a building that would reflect a distinctive image of the bank’s progressive brand while also maintaining international aesthetics.

Design Elements Of Al Maryah Tower

The building sits on a six-level podium and features efficient column-free floor-to-ceiling glass. It incorporates the latest technology and amenities not widely available or seen in the UAE commercial real estate market.

The tower has three cubes made out of glass and metal, taking the shape of sliding blocks, and is decorated with vertical glass protrusions. The corners of the buildings are detailed with an orange glass facade. The overall design concepts of Al Maryah Tower create an interesting lighting effect at night, with the interior spaces benefiting from the column-free structure.

The podium contains retail space and a dramatic three-story transparent lobby to the north, with pedestrian arcades on the east and west. These thoughtful designs derive their interest from recessed corners, which offset each other and distinguish the tower from the rest on the island.

Al Maryah Tower has a landscaped park, a restaurant, and a fountain along its western façade. This design element has drawn pedestrian traffic by creating an inviting, shaded urban space. It also has seating arrangements for tenants and visitors, which helps further complement the outdoor setting for relaxing or unwinding.

Focus on Sustainability

Al Maryah Tower is another outstanding commercial development that defines sustainable architecture in the UAE. Some of the notable sustainable strategies included in the tower include exterior shading, high-performance glazing, and energy-efficient components for lighting, heating, cooling, pumps, and fans, which all contribute to an energy savings of 12%.

The tower also features a comprehensive water strategy that minimises the project’s interior potable water consumption. All common restrooms in the building have low-flow fixtures, metering faucets, and dual flush toilets.

Condensate recovery is integrated into the tower to reduce water consumption for the irrigation of the park. Besides this, shrubs and trees in the park have been carefully selected based on minimal water requirements and to provide additional shade.

The tower also utilises extensive electrical metering provisions at every energy distribution level, accounting for all of the building’s electrical consumption and generation. All metering systems communicate with the Building Automation System, helping to identify areas for further optimisation easily.

The tower's facade includes an aluminum-and-glass curtain wall system with glass and notched metal-spandrel elements and vertical glass fins. This design focuses on conveying timeless and elegant aesthetics to the building, and its verticality, while also providing subtle shading.

Incorporating floor-to-ceiling, high-performance glass, Al Maryah Tower offers maximum transparency and has achieved an Estidama 1 Pearl sustainability rating. This element also provides spectacular views for occupants while significantly increasing interior daylight.
